If you want to find a niche, identify a keyword for the idea you stumbled one and experiment to find if there is a market for that keyword concept. Find a keyword for your prospective niche i.e. “property tax” or “tax lien”
See if there are a few pages of ads in Google to determine if it is a live niche with enough advertisers. You’ll want a live market.
You’ll want to be also on the lookout for a small niche market that is highly pre-qualified.
eBay Pulse
EBAY PULSE shows the more popular niche markets and smaller niche markets (SEE more eBay Pulse Categories)
Go to eBay Pulse Type in “tax lien” or “property tax” in the category and see if it is a popular search “tax lien” topic seems to be more active.
Adwords Keyword Tool
Go to Google Adwords (https://adwords.google.com/select/KeywordToolExternal) and see if there is traffic. See what keywords Google recommends based on an advertisers URL.
OfferVault.com
Go to Offervault.com and sees if there is a product for it. Offervault.com shows Clickbank and CPA offers.
cb-analytics.com
Look at cb-analytics.com for gravity and traffic patterns. LOOK at ClickBank site itself … for up sells and other favorable offers.
Bizshark.com
Bizshark.com (use the free service) will show a graph of traffic they receive.
NEXTMARK.com —- for lists to see how popular the market is. look for ie. Tax lien
LPI … 100 is the higher amount. The higher the rating and healthier the list.
The list popularity index (LPI) is a mailing list’s popularity rating on a range from 0 to 100, with 100 being the highest rating. The LPI scores are calculated using a proprietary algorithm that analyzes recency and frequency of more than 100,000 outside list recommendations made in the trailing twelve months of the scoring date.
Also look at the size of the list. Large list numbers suggest much interest.
